
Rent a room in Amsterdam
Inholland has rooms available for new first year international students (including students from Surinam and the Caribbean), that don't live in the Netherlands yet. The rooms are located in apartment buildings in Echtenstein, Daalwijk and Darlingstraat.
Please note: the rooms are allocated on a first come first serve basis, so we recommend you to apply as soon as possible. We can't guarantee a room for every student.
As finding suitable housing in time is unlikely, we advise against coming to the Netherlands if you haven’t found housing one month before the start of your degree programme.
New international students (starting in September 2025)
You can book accommodation in Amsterdam even while your application for the study programme is still being processed. However, to receive the keys to your room at the start of the rental contract, your application must be complete by 11 August 2025 at the latest. This means:
Your (foreign) diploma has been validated by the Admissions Office.
Your proof of English proficiency has been verified by the Admissions Office (if applicable).
If your application is not complete by 11 August 2025, your rental contract will unfortunately be cancelled.
Current Inholland students
Students starting their studies in September 2025 are given priority in booking a room. However, students who started their programme in February 2025 or earlier may apply for the waiting list.
Please note: You cannot have two rental contracts consecutively. For example, if your current DUWO contract ends on 11 August, you are not eligible for a new contract starting on 25 August. There must be a gap of at least a few months between contracts.
Application form
The online application form for accommodation for the 2025–2026 academic year opens on 15 May 2025 at 9:00 AM CET. The application deadline is 29 May 2025 at 9:00 AM CET.
Important: First come, first served!
You do not need to upload any documents at this stage. We’ll simply ask for basic personal details such as your name and nationality.

What happens after my application?
Access the ROOM.nl portal
A few weeks after the application deadline, you will receive login details for the ROOM.nl portal. In this portal, you can view the available rooms, including photos and important information.
Select your room
You will have two days to choose a room. If you do not make a selection within this period, your booking opportunity will expire and you will no longer be able to reserve a room.
Upload your documents
After selecting a room, you will receive instructions from DUWO to upload the necessary documents in the DUWO portal.
Make your payment
DUWO will also send you instructions on how to arrange the initial payment.
Sign your contract
Finally, you will be asked to digitally sign your contract in the DUWO portal. Once the contract is signed, your booking is confirmed.
Please make sure to complete your booking within two weeks of selecting your room. If you do not meet the deadline, your reservation will be cancelled. Be prepared to take action when you receive emails, and ensure you have the money ready for the first payment.
Student housing organisation DUWO is currently building new studios right next to the Inholland building in Amsterdam. Each studio is approximately 21 m², fully furnished, and comes with a private bathroom, toilet, and shower. The building will also feature common areas where you can meet and connect with other students.
The studios are expected to be ready in December 2025 or January 2026. This means you will need to move during your current rental contract, as the rooms in Echtenstein, Daalwijk, and Darlingstraat will no longer be in use. Please note: the end date of your contract will remain unchanged.
Keep in mind that your rental price may increase once you move into the new studio. However, this could also make you eligible for housing benefit. On the bright side, you’ll no longer need to spend money on public transport, since the new studios are located right next to campus.

In general, it is not possible to come to the school building by car, as there are very few parking spots available.
Public transport
Depending on which public transport you choose, the price for a one-way ticket is about 3-4 euros. It may be worth it to buy a discount card. You can check the options on the website of the public transportation company of the Amsterdam region, called GVB.
European students that work in the Netherlands may be eligible for a student public transport card, that gives you the option to travel for free on week OR weekend days. On the website of the government, you can find the requirements and more information. Unfortunately, non-European students are not eligible for this.

If you book a room through Inholland, you agree that you are aware of the travel time and costs to get to the school building.
In Echtenstein, you have your own bedroom in a four-room apartment. The living room, kitchen, bathroom and toilet are shared. All rooms are furnished. You will live together with other Inholland students of the same gender.
Size of the room and rent
The rent includes electricity, gas, heating, water, internet and TV cable connection. The administration fee, cleaning costs, kitchen package, bed linen and local taxes are not included.

Location
Echtenstein, Daalwijk and Darlingstraat are at ten minutes cycling distance from metro/train station Amsterdam Bijlmer Arena. Here you can hop on a train to many destinations in the Netherlands. Using public transport, you access the centre of Amsterdam (Central Station) within fifteen minutes.
Echtenstein, Daalwijk and Darlingstraat are a five-minute bike ride away from the Amsterdamse Poort shopping centre. It offers a huge variety of stores: from small boutiques up to well-known department stores and large supermarkets. In Amsterdamse Poort you can go for your daily shopping, and you will find many different restaurants. The big furniture store IKEA is also nearby Daalwijk and Darlingstraat. The largest cinema complex in the country, Pathé Arena, is in the same area. Next door you will also find the largest concert halls of the Netherlands: Ziggo Dome and AFAS Live.
The Daalwijk apartment building has 2-, 3- and 4-bedroom apartments. You will have your own bedroom and share the facilities (toilet, bathroom and kitchen) with the other residents. If you want to have a room with your own facilities, you should choose a studio in Darlingstraat.
The individual (bed)rooms have different sizes, between 10 and 17 m². All rooms are furnished. There are laundry facilities on the first floor of the building (not included in the rent).

Rent per month
The monthly rent ranges from roughly €410 to €565 per month. The rent depends on the size of the room and the number of roommates that you share the facilities with.

These 'rooms' are actually studio apartments: they include a private bathroom, toilet and kitchenette. All studios are furnished. The size of the studio is approximately 20 m². Each studio is designed for one student. It is therefore not possible to live together with someone else in the studio.

Rent
The rental price is around €646 per month. The rent includes electricity, gas, heating, water, internet and TV cable connection. The administration fee, cleaning costs, kitchen package, bed linen and local taxes are not included. There are laundry facilities in the middle block of the residence (not included in the rent).
Housing benefit
You might be entitled to housing benefit for these studios. Amongst other things, this depends on your income. For more information, check the website of the government.

For Degree Seekers starting in September 2025, the rental dates are:
25 August 2025 - 10 August 2026.
When signing the tenancy agreement, you commit to paying the rent until the last day of the rental period. It is not possible to cancel your contract before the end date.
Please keep in mind that it is not possible to extend the rental contract after the dates mentioned above. This means that you will have to look for a room on your own after the first year.
Your first payment consists of the following parts (prices to be confirmed).

You need to pay this amount in order to finish your booking. Be prepared to make this payment when starting the process of booking your room. DUWO will provide you with further instructions about the payment options.
You can only book a room through Inholland with DUWO for one year maximum. That means that you will have to find your own room after the first year.
You can register for another room via DUWO after your rental period via Inholland has ended. To do so, you have to contact the customer service of ROOM (the DUWO booking platform). You can ask them to change your account into a regular account. With this regular account, you can respond to other ROOM housing offers.
You can already do so when you have a signed rental agreement. This way you are registered for the waiting list as early as possible. The longer you have been registered, the bigger the chance of finding a room.
Please note that in this case, Inholland no longer mediates between you and DUWO, and you have to apply directly on the ROOM website.
